How long will it take to process my application?

We will respond to your inquiry within 48 hours; after that the review and approval process will take place. To run the application an email is sent out, and require the applicant to accept for the application to be ran.

Is rent negotiable?

Generally no. We may offer some discount or reduction for disabled or veteran tenants but in most cases rent is as rent does.

Do I need a co-signer?

Maybe. If you have no or low credit, or have an income ratio lower than our normal standard, you may be able to use an approved co-signer to move into one of our properties.

How many keys do I get?

We're glad to provide one key for each adult resident.

Can I plant my own landscaping?

No. Not without owners approval. It may be possible; if you want to do some planting please let us know ahead of time and we will work to get approval for you.

Will the landlord pick up rent from the tenants residency?

Yes, we are willing to pick up rent from your home, however for this we do charge $35.00.

Do you accept Section 8 on properties you manage?

No.

I have a Friend/family Member/ someone who wants to live with me. Do I have to add them to lease?

Yes. first they must complete the same process you had to. By filling out an application and paying the $45.00 dollars. Waiting to get approved and then Paying another $45.00 to have the Lease changed to include them.

So and So just moved out do I need to take them off the lease?

no, but it is in their best interest to have themselves removed from the lease. As long as they are on the lease they are responsible for the property whether they live there or not.
